Summary of fees charged for lettings

Tenancy information

Depending on your circumstances and the property you select, the letting agent may also apply the following fees during the tenancy:

We require a Holding Deposit equal to 1 week’s rent to secure the property. This holding deposit will be used towards the security deposit and rent in advance if the tenancy proceeds.

This property requires a Security Deposit of 5 week’s rent. 

New Assured Shorthold Tenancy (AST) 

Tenant administration fees are as set out in the Application form.  All tenancies exchanged from 1st June 2019 will be in line with tenant fee ban legislation. We do not charge any admin fees.

The following charges are payable or potentially payable by a tenant:

  • Holding deposit – A maximum of one week’s rent – Please note that this will be withheld if the tenant or guarantor withdraw from the tenancy, fails a Right to Rent check, provides false or misleading information, unreasonably delays responding to reasonable requests for information or fails to sign the tenancy agreement by the Deadline for Agreement date.
  • Security deposit – Five weeks rent, rising to six weeks rent when the annual rent is in excess of £50,000
  • Rent and Utility bills – Payable as outlined in the Tenancy Agreement Unpaid rent – Interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement
  • Lost Keys – Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required
  • Amendments of Tenancy Agreement at Tenant’s Request – A minimum of £50 per change which could increase depending on the level of work required to carry out the amendment

•Early Surrender of the AST at Tenant’s Request – Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord’s costs in surrendering the tenancy and re-letting the property

LANDLORD FEES

Standard fees

Lettings only 5%

– Renewals on 1st 2 years’ 5%

– Continuation period after renewals 3%

Lettings & property management 10%

– Renewals on 1st 2 years’ 10%

– Continuation period after renewals 8%

This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to, negotiating the tenancy, verifying references, undertaking Right to Rent checks and drawing up contracts. This charge is applicable per tenancy. The charge will not exceed this sum unless you request one of the specific additional services or fees set out elsewhere in this document.

Reservation Payments:

Note: This reservation fee will be forfeited in the event that you withdraw or otherwise fail to take up the tenancy by or on the above date.

Failure to provide all required references will constitute the intent to withdraw from the offer.

You must be sure you can afford this property or prepared to pay more deposit or rent in advance (failing to do so of the above will forfeit your holding deposit)

If, however, the Agency or the Landlord decline to grant the tenancy it will be refunded.
